Buzz

Buzz is a sensibly sustainable community consisting of 49 condominiums over a single level parking structure. The project is located in the emerging Cedars District just south of downtown and consists of open, loft style floor plans. Buzz was built top to bottom with sustainability in mind. Starting from the drought-tolerant (xeriscape) landscaping outside the front door, to the use of wind-powered energy, and open air central corridors to reduce energy consumption. A rainwater reclamation system captures the water from the roof to irrigate the landscape, which reduces utility costs and conserves water.

The Buzz project presented many challenges for KWA Construction LP, as it was the first high density multi-family development for both the owner and the architect. Since KWA was engaged from the inception of the project, they had the opportunity to help oversee the design process to ensure it was meeting the owner’s needs while keeping the project within the budget, offering cost efficient solutions to design issues, coordinating the construction documents among the design consultants, and assisting the owner in permitting the project with the city.

Change Chamber Development is a Dallas based company, created specifically for causing change in the urban core. They began acquiring real estate in sections of Downtown Dallas that would be ideal for developing into live/work loft spaces; Buzz is an example of this work.
