Project Superintendent - Dallas / Fort Worth
The Project Superintendent is the on-site representative for KWA Construction responsible for the scheduling, coordination, and supervision of all on-site activities.
Job Duties:
- Actively support KWA’s values at all times
- Be on time, set priorities, and personally accountable for the functions associated with assigned position and project.
- Maintain positive relationship with Client, Architect, Engineering contacts, and other project stakeholders to facilitate construction activities, while keeping everyone informed and involved.
- Discuss development options with direct reports and others as directed; craft development opportunities that meet specific needs; coach others as directed.
Create team accountability. - Ability to work long, unsupervised hours, including the possibility of working during “off hours” and/or weekends.
- Ability to work outdoors in varying weather conditions including rain events, extreme heat and extreme cold.
- Essential and routine aspects of the job include standing and/or walking over uneven, varied, and/or obstructed terrain for extended periods of time, climbing stairs and/or ladders, operating heavy machinery, operating power tools, and some lifting up to 50 pounds may be required.
- Punctual, regular attendance is an essential function of the job.
- Perform additional assignments as directed by the Project Manager.
Pre Construction
- As requested, assist with review of all contract documents during estimating phase to assist and confirm the scope of work for each trade, and verify the accuracy of the estimate.
- Review budget, all plans, and associated revisions with the Project Manager to ensure accuracy and completeness.
- Work with Project Manager to develop the project schedule.
- Create and maintain a site logistics plan.
Construction
- Responsible for all aspects of on-site management including, but not limited to: quality control, job safety, scheduling, monitoring KWA Construction company costs, jobsite paperwork, receiving and safeguarding materials, and jobsite cleanliness.
- Responsible, with assistance from Assistant Superintendent when available, for the set up of all equipment, furniture, utilities, and interior layout of the field office.
- Assist Project Manager with contract procurement, as well as creating and maintaining the project schedule as requested.
- Perform detailed review of all plans and specifications. Label all plans and maintain an organized plan filing system. Report all inconsistencies and discrepancies in writing to the Project Manager.
- Plan and supervise all onsite employee and subcontractor activities, including but not limited to: determining method of construction, manpower levels, material quantities, equipment requirements, temporary power sources, work schedule, and documenting actual hours worked.
- Update master job schedule in coordination with Project Manager and provide, at minimum, weekly update information. Update Project Manager as to any needed logistical or activity changes as job progresses to improve schedule’s use. Utilize schedule with two week look-ahead to anticipate needs and control project. Prepare additional short term schedules as needed to coordinate work and convey to trades.
- Coordinate assigned work scopes with work of different crafts, company departments, or other contractors and subcontractors to help ensure construction complies with drawings and specifications.
- Exercise independent judgment and discretion while supervising work being completed by subcontractors. May be required to make decisions on the fly, answer questions, and/or provide direction to subcontractors.
- Walk the job daily. Be involved with every subcontractor. Discuss problems and conditions with subcontractors.
- Insist on quality of work and cooperation by subcontractors. Do not allow unacceptable or inferior work to be installed on the project site. Should inferior work be installed, ensure that it is corrected immediately.
- Responsible for the coordination, creation, implementation, and completion of quality checklists, punch lists, etc.
- Assist in resolving construction problems (lack of productivity, work interfaces, etc.) as required.
- Advise Project Management of potential problems, work interference, schedule difficulties, etc. Assist in circumventing/resolving such problems as required.
- Monitor employee and craft compliance with project safety program and OSHA requirements, documenting as necessary, ensuring corrective measures are implemented.
- Conduct regularly-scheduled weekly (or more often if needed) safety meetings and maintain meeting minutes.
- Conduct weekly (or more often if needed) job scheduling meetings to coordinate subcontractors and maintain meeting minutes.
- Maintain an updated set of subcontract and purchase order files, as well as an accurate record of what materials are stored on site and what materials are yet to be delivered.
- Maintain a current set of as-built documents.
- Complete daily reports. Any problems with subcontractors must be recorded in the daily report.
- Attend all job site meetings with Engineers, Architects, Project Manager, Owner, government entities and other applicable parties to ensure work complies with drawings, specifications, and schedule.
- Ensure staff and vendors working on site are applying safety principles appropriately on the jobsite. Make statements and ask questions to ensure staff is thinking about safety, take actions to ensure implementation of safety program when necessary.
- Review and sign completed KWA time cards for all onsite employees to accurately reflect hours worked.
- Ensure project is cleaned daily. Document noncompliance with photos and emails.
Post Construction
- Supervise and ensure completion of all warranty issues after project completion through the approved warranty process.
- Obtain appropriate signatures upon completion of warranty work and submit paperwork to Quality Control Coordinator.
Qualifications & Experience:
Minimum of 5 years supervisory experience in the construction industry, or equivalent combinations of education and experience. Must have a minimum of 3 years experience in the multi-family construction industry.
Skills & Knowledge Requirements:
- Basic computer skills required
- Working knowledge of Microsoft Office Suite, Microsoft Project
- Proficient ability to read plans
- First-hand knowledge of all aspects of project construction, including but not limited to: underground, sitework, utilities installation, foundations, framing, finish out, and project completion.
- Advanced understanding of project scheduling, cost control, safety, and how to control and supervise large groups of people.
- Knowledge and understanding of OSHA regulations, current building codes, etc.
- OSHA 30 hour Certification, current
- Stormwater Training
- First Aid/CPR Certification
- Must display a positive and professional attitude at all times

- Must be willing and able to train and mentor Superintendent
