Assistant Project Manager - Dallas / Fort Worth

Assistant Project Managers support one or more Project Managers in all aspects of the project to which they are assigned.  They provide business and administrative support to facilitate the planning, and coordinating of activities of designated project(s) to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parameters.

Job Duties:

  • Actively support KWA’s values at all times.
  • Be on time, set priorities, and personally accountable for the functions associated with assigned position and project.
  • Maintain positive relationship with Client, Architect, Engineering contacts, and other project stakeholders to facilitate construction activities, while keeping everyone informed and involved.
  • Discuss development options with direct reports, and others as directed; craft development opportunities that meet specific needs; coach others as directed.
  • Create team accountability.
  • Ability to work long, unsupervised hours, including the possibility of working during “off hours” and/or weekends.
  • Perform additional assignments as directed by Project Manager

Construction:

  • Assist Project Manager with buy out process as directed.  This includes all administrative functions when needed.
  • Confirm quantity take offs.
  • Confirm work is being constructed according to project documents.
  • Performs regular jobsite visits per the Project Manager.
  • Monitor work performance and productivity of crafts to ensure project rules, procedures, safety requirements, etc. are maintained.
  • Assist in monthly project draw review.
  • Assist in planning, developing and updating of project schedule; determining manpower levels, material quantities, equipment requirements, etc.
  • Assist in the coordination of project personnel activities to ensure that the project progresses on schedule and within prescribed budget.
  • Advise Superintendents and/or project management of potential problems, work interference.
  • Assist Superintendent in creation and distribution of RFIs, ASIs, and other project communications as directed by the Project Manager.
  • Oversee and/or process day to day administrative items (i.e., expense reports, supply requisitions, operating budgets, etc.) per Project Manager’s authorization.
  • Learn and have a working knowledge of project accounting and project management software.
  • Prepare special reports, studies, and other analysis per Project Manager’s request.  Such items would usually require research, development and/or interpretation of data and be performed with little supervision or instruction.
  • Assist Project Manager in ensuring all project tracking logs, change order log, and drawing logs are maintained daily.
  • Create additional project documents including change orders, letters, memos, reports, project schedules, and incidental documents as required.
  • Ensure project staff is applying safety principles in the field, make statements and ask questions to ensure staff is thinking about safety, take actions to ensure implementation of safety program when necessary.

Post Construction:

  • Assist Project Manager in the coordination, preparation, and distribution of all project close out materials.
  • Assist Project Manager in the facilitation of project completion audits when applicable.
  • Assist in ensuring the completion of all Warranty issues after project completion through the approved warranty process as requested by the Project Manager.

Qualifications & Experience:

Four year degree, plus 2-3 years on-site construction experience, additional estimating experience preferred

Skills & Knowledge Requirements:

  • Computer proficiency is required
  • Working knowledge of Sage Products, Microsoft Office Suite, Microsoft Project, Procore, and Bluebeam Revu
  • Ability to read plans
  • Field experience
  • Estimating experience
  • Working knowledge of various construction disciplines, cost control, scheduling, safety regulations, engineering drawings and other documents required
  • Knowledge and understanding of OSHA regulations, current building codes, contract documents, insurance and bonding concepts, etc.
  • Basic negotiation tactics
  • Must display a positive and professional attitude at all times.
