The Arlington Commons project is a multi-phase community developed by the Nehemiah Company. Following a successful completion of Phase I in 2018, our team, led by Project Manager now Director of Operations, Corey Pruitt, was selected to build Phase II, The Truman. Nestled conveniently near I-30, The Truman grants residents a front-row pass to all the excitement to be had in Arlington. Premiere attractions like Six Flags Over Texas, the Dallas Cowboys’ AT&T Stadium, Texas Rangers ballpark and the entertainment complex Texas Live! are all within a 4-mile drive from the Truman. Along with its prime location and luxury details, The Truman offers residents unique amenities and features for a one-of-a-kind experience.
Corey Pruitt’s Perspective
While each project has its own set of obstacles, the result makes it all worthwhile and The Truman was no different. From challenges with construction entrances to debris and weather, Corey knew he and his team needed to be strategic, creative and even a little lucky to ensure a successful completion.
“Typical construction entrances consist of bull rock over filter fabric. While the initial installation is rather simple to install and inexpensive, regular maintenance and supplementation have proven to be very costly,” Corey elaborated. “For The Truman, the KWA project team purchased and installed two asphalt construction entrances in lieu of bull rock over filter fabric. This cost-effective swap held up throughout construction. This meant our team didn’t have to stop to re-dress the construction entrances with additional rock and/or maintenance, which resulted in project savings.”
Another critical element for success was the need to start and continue with a secure, clean base. “The successful implementation of composite cleans, with KWA supervision, proved to be very helpful in minimizing the accumulation of trash and debris,” Corey detailed. “The purchase of temporary protection for the tubs, showers, sinks and floors proved to be very beneficial in minimizing the effects of damage caused by other trades and facilitating acceptance/turnover.
As Texans, we know all about unpredictable weather. With construction sites, weather can wreak havoc on even the most well-planned projects. “In the past, performing work within an enclosed courtyard following an inclement weather event has proven to be difficult, if not impossible, given the lack of drainage and prolonged exposure to direct sunlight,” Corey shared. Knowing this, the KWA project team needed to get creative once again.
“The KWA project team purchased and installed temporary rock base over filter fabric at The Truman’s fully enclosed pool courtyard. Along with temporary drainage, this gave our construction team the ability to continue working in the courtyard following an inclement weather event, resulting in saving time on the project schedule.”
Following the trials and tribulations of working on this project, Corey could see the light at the end of the tunnel. There was just one more obstacle to overcome: finishing the design elements. Completing the leasing office required tremendous coordination and was extremely difficult and time-consuming. However, the result turned out to be one of Corey’s favorite aspects of the build.
“The Truman’s leasing entrance is comprised of a curtain wall with vertical and horizontal aluminum mullions used as light shelving. Completing this element, an aluminum awning was inserted within the curtain wall above the entrance to extend over the interior and exterior. The end result proved that the overall time investment was well worth the expense.”
When KWA started The Truman, we knew the attention to detail and creative thinking would be paramount to its success. With our teams being able to find cost- and time-saving solutions, the finished product was nothing short of spectacular.
About The Truman
As residents and future renters arrive, they will be in awe of the nearly 12,000-square-foot mural, “Wilderness,” by Arlington native Christopher Gonzalez of C. Joseph Art. Once inside, the 289,474-square-foot community consists of four stories with a total of 358 luxury units. Designed by JHP Architecture, The Truman features luxurious studio, one-, two- and three-bedroom options, each brimming with designer touches that enhance comfort while being built to achieve National Green Building Standards. Residents will enjoy 10 to 12-foot ceilings, open-concept layouts, upgraded kitchens with stainless steel appliances and soaking tubs in each unit.

Wellness is a primary focus at The Truman, making it easy for residents to enjoy a state-of-the-art fitness center offering professional group classes or an on-site room designed for treatments from a chiropractor or massage therapist.
Surrounded by immaculate landscaping, outdoor amenities include a resort-style swimming pool, grilling stations, a fire pit, dog park and an open lawn area for community events like movie nights.
